Program Key Highlights, Features & Benefits

The features and benefits of our Comprehensive Small–Balance Commercial Mortgage program are:
  • Loan Amount – We fund loans from $100K up to $10 million
  • Credit Scores — Because we underwrite loans based on the personal financial strength of borrowers like you (including personal liquid assets), credit scores are an integral part of this program. Our program allows for credit scores 580 or higher. Borrowers with higher credit scores qualify for higher allowable LTVs and lower rates/margins. 97% requires a 680 mid score.
  • Pre–approvals — within 48–72 hours
  • Closings — Within 30–45 days
  • Wide variety of eligible commercial property types
  • Documentation – This program is "Full Doc" and "Stated Income", which means you'll need to be willing to document all income sources and provide documentation such as tax returns and bank statements, but many of the same documents required for residential loans
  • No requalification/ongoing financial reporting
  • Owner–occupied or investor real estate
  • Personal guarantees are mandatory for all eligible borrowers including individuals, corporations, partnerships, LPs, LLCs and certain trusts
  • 6–month adjustable; 2,3,5 and 7–year fixed, then adjustable; declining fixed rate and interest only programs are available
  • 15,20 and 30–year fully amortizing loans are available on all property types
