The American Society of Home Inspectors (ASHI) reminds prospective buyers that a professional home inspection is the best way to protect their investment.According to the Homeownership Alliance, 10 million Americans will enter the housing market by 2013. Of those 10 million, an estimated 77% will work with a home inspector. The ASHI's new president, Joe Corsetto, emphasizes the importance of obtaining a home inspection from a qualified professional. Working with an ASHI inspector is a homebuyer's best assurance of getting a qualified and professional inspector. ASHI is the oldest and most respected non profit, professional organization of home inspectors in America. Membership is one of the most stringent in the industry. To become a member and inspector must pass two written exams including the National Home Inspectors Exam, perform at least 250 fee paid inspections and have the inspections reviewed. Once a member, they are required to continue meeting educational requirements in technical fields related to home inspections. In addition to pre-purchase, pre-listing or ongoing maintenance inspections there are other times when homeowners would benefit from a home inspection. Homeowners should ask themselves the following questions to figure out if your home needs an inspection: Was the home inspected when purchased? If not, an inspection is warranted regardless of how long you've been in the home. Have you been in the home for at least 3 to 5 years? If the answer is yes, then a home inspection is a good idea. Even with proper ongoing maintenance, homes age and deteriorate. Are you planning on doing any major remodeling or renovation work? If it's a do it yourself or contractor now is a good time to determine if there are any problem areas that require attention that may have been overlooked. Have you recently undergone a major remodel or renovation? It doesn't hurt to have an objective opinion about the work that has been done. Are you an older homeowner planning to remain in your home as you age? Elderly people have a hard time keeping up with maintenance concerns or inspecting hard to reach areas. Have a professional home inspector brought in to point out safety issues and make recommendations. Are you a first time homeowner who doesn't know anything about maintaining your home? A professional inspection can be an invaluable educational tool for the new homeowner. Do you have small children or a baby on the way? New parents have special concerns about safety in the home.
