If you're going to rehab then you will probably come across a property that you can do. Call the investors on your list and make some quick cash selling property for someone else.Your first step is to run an ad that says something like handy investor special, great deal for rehabbers. Or, Investor special, thousands below market, won't last. When investors call then get their info. Get their name, number, fax, and email. Put this information into a database. Run the ad for 60-90 days. Even if the house sells, keep the ad running. The next time you have property to sell then start making calls from your list. The faster you find a buyer, the faster you get paid. Be prepared with a list of questions; name, number, preferred area, if they have cash to close immediately, can you call in the future, price range, levels of rehabs they are interested in, are they interested in rehabs? Building a buyers list is crucial to your success. Its all about numbers. If you wholesale or rehab fifty properties a year and average 10k per deal, then that's a lot.
