How to Sell a Home in a Buyers Market

Slow season is fall time. Many regions experience hot sellers markets in the summer time. If you prepare properly and make good decisions you can sell your house anytime. You must price your house appropriately. "Today there are more homes on the market, and if the homes are not priced at market, it will take 60 to 90 days to sell," said Maurice Sousse.

Set your price competitively, offer incentives. Something like carpet allowance if your carpet is old or outdated. Offer to include appliances. If you're moving into a new home appliances may already be included. This will probably entice first time buyers as they are probably putting most or all of their available cash into the down payment and closing costs.

Get professional home inspections before putting your house up on the market. Your deal could be killed quickly if the buyer's inspector finds some major problem during inspection.

If the buyer needs to move in sooner than expected, then try to be flexible. Create good curb appeal. First impressions are important. The moment the buyer drives up, they have formed an instant judgment. Make sure its positive. Rake the leaves, prune the bushes and shrubs. Get the bikes and toys out of sight.

If your walls are dirty, clean or paint them. Dirty walls are a big turn off for prospective home buyers. Keep the colors neutral and light.

Get rid of clutter; make sure the home shows well. Keep the house clean and simple. Keep knickknacks out of sight. And make sure there are no lingering pet or smoke odors. Turn on some light music and put out some fresh flowers.

Open the blinds and curtains so that plenty of light comes in. Be patient. Don't be too hasty to sell and reduce pricing. Be ready to when the time comes. Once you've past the time that you and your agent think is too long, then think about reducing your price.
