Introduction to IRA-Funded mortgages

The ability to purchase investor property with your self-directed IRA has been in existence for many years. But up until recently real estate investors had to buy their investment properties entirely with cash. Now there are mortgages specifically designed to finance these properties. These are called "non-recourse" loans, and are only offered by a select few lenders. As the name implies, the lender does not have recourse against you personally for the debt, making the property the only security for the lender.

Using your IRA funds to invest in real estate can be a very beneficial strategy to compliment your retirement portfolio. You can purchase all types of real estate, as long as you don't use the property as a personal residence or as your place of business. You can also rent the purchased investment property to anyone who is not a disqualified person, and use the monthly payments to grow your IRA. Also, when you sell the property, the proceeds are not taxed. They go back into your IRA and continue to grow tax deferred.
