Inexpensive Ways to Spruce up Your Rental or Rehab Property
If your have unlimited cash, then it is easy to fix up your properties. You should keep your properties in good shape to attract tenants or buyers. There are basic improvements such as carpet and paint, but these can still cost thousands of dollars. Try some of these to improve your properties with very little cash.
New Electrical Switch Plates - this is a minor yet overlooked improvement. Most people leave the old, ugly switch plate. Some people even paint over them. New switch plates cost about 50 cents. Spring for nice ones in the living rooms and obvious areas.
New Doors - another overlooked yet cheap replacement. If you have ugly brown doors, then change them to white doors
New Door Handles - the painted crusty ones should be changed. The old door handles look drab. Replace them with new brass finished handles. Replace some of them with fancy s handles.
Paint/Replace Trim - if all the rooms don't need painting, then just paint the trim. Use a semi-gloss bright or white color on all the time in your house. Create a great first impression by adding crown molding in the entry way and living room.
New Front Door - a cheap front door makes a house look cheap. You only get to make a first impression once, so make it good. If you have a nice heavy door then paint it with a high-gloss paint. If your door is old, then consider replacing.
New Shower Curtain - don't be cheap. Purchase a nice new rod and fancy curtain.
Paint Kitchen Cabinets - replacing the cabinets is expensive, but painting them is cheap. Use semi-gloss white and finish them with colorful plastic knobs. Nice kitchen faucet looks great in the kitchen. You can usually find some on sale on overstocked and discounted models.
Add Window Shutters - if you have ugly aluminum framed windows, consider adding wooden shutters. The com pre-primed at most retailers and are easy to install. Paint them an offset color from the outside of the house.
Add a Nice Mailbox - everyone on the block has the same black mailbox. Be different, be bold. You can purchase a nice colorful mailbox.
