Safety Guide to selling your Home as FSBO

You need a guide to help keep safety in mind when selling your home as a FSBO (for sale by owner). There is concern for those who are selling their home by themselves. Here are a few ways to specifically protect you and your family from being victimized.

Fully screen callers before allowing them an appointment to see your home. Ask as many questions as you need to until you feel comfortable with this person. Ask for name, address, phone number, where employed, why are they looking to buy, do they have family in the area, any children.

Don't let unannounced visitors into your home. Get their information first. If you're alone in the house, have them come back. Be professional and have them make an appointment. Be sure there are other people in the house while you are showing it.

If you must be alone, keep your cell with you. You can easily call 911 if you are in danger. If there is a problem, then run to a neighbor's house or your car. Remember, your life is more important than any property.

Tell your children; never let anyone in the house unless you are there. Even teenagers should not show the house alone.

If a virtual tour is an option for selling your home, then be very aware. Don't show any expensive objects in the rooms. Criminals look for opportunities such as these to target homes to burglarize.

Let the neighbors know you are selling your home. Ask them on the regular basis to see if anyone has been around the house when your not there. Criminals will use an open house, or walk through to pose as a potential buyer to scope out properties to burglarize later.

Keeping the curb appeal not only adds value when you are selling a home, but adds safety also. Keep your bushes trimmed, make sure areas are lit, don't have concealed entrances.
